The Encore Reduces Operating Expenses

The Encore Apartments, a 461-unit community in Alexandria’s Seminary Hill neighborhood, was incurring high operating expenses from maintaining separate dedicated internet services across 13 buildings for access control, security cameras, and call boxes. The disjointed setup added complexity, cost, and maintenance overhead.

Internet Subway deployed its Next Gen Bulk solution, delivering a unified, fiber-powered network backbone that now supports both resident internet and property-wide operations infrastructure. Leveraging existing infrastructure, IS installed latest generation Wi-Fi equipment in each apartment and across common areas, enabling seamless connectivity for both residents and building systems.

Key Infrastructure Outcomes:

  • Replaced 13 standalone internet accounts with a single, centralized property operations network
  • Enabled connectivity for all security cameras, call boxes, and access control systems
  • Reduced OpEx by $15,000+/year in ISP service fees

Resident Experience Upgraded

  • Instant-On Wi-Fi: Residents connect immediately at move-in—no appointments, no delays
  • Private Networks: Each unit gets a secure, private Wi-Fi network
  • Self-Serve Upgrades: Speed upgrades available instantly via a simple resident portal
  • Expert Support: Direct-to-resident tech support from Internet Subway specialists

Financial Impact: $5.6M in Added Property Value

The Encore monetized Internet Subway’s Next Gen Bulk by charging residents for service:

  • $85/month charged to residents
  • $25/unit/month paid to ISP
  • $60/month NOI per unit

Annual NOI Increase:
$60 × 12 months = $720/year

New Asset Value Created:
$720 NOI/unit ÷ 5.5% cap rate = $13,090 per unit
After accounting for $900/unit CapEx, total property value increase =
$12,190 × 461 units = $5.6M+

Operational Efficiency Meets Asset Growth

The Encore now operates on a single, scalable network infrastructure while offering a premium resident internet experience. With Internet Subway’s Next Gen Bulk, they’ve cut operating expenses, simplified management, and generated over $5.6 million in added asset value.
